Reading the numbers

This is where the street's rule breaks. On the ten houses below the outlier at 12824, rate broadly falls as floor area rises — the three largest take the three lowest rates, $308, $346 and $360. This is the fifth-largest house on the court at 5,338 sq ft and it carries the highest rate of those ten, $447.5. It is $139 a foot above the largest ordinary house on the court, 1,792 sq ft larger, on the same plat, against the same $800,000 of land.

It is also the only parcel on the street with a different improvement-quality code. Ten of the eleven carry the same code in that field; this one does not. That is the single filed attribute that separates it from its neighbours, and it is worth naming because so often there is nothing at all — on most of these streets the honest answer is that no field explains the divergence. Here one does, though the code alone does not tell you what changed in the building.

Four bedrooms and five and a half baths. One and a half baths clear of one per bedroom, on 1,335 sq ft of house per bedroom — the most generous room allocation of the four-bedroom houses here apart from 12744's 1,783. Seven parcels on this court carry four bedrooms, and every one of them carries at least 1,019 sq ft per room.

The improvement is $1,588,670, or $298 a foot of building — the top of the $196–$298 band the ten ordinary houses here occupy, and the reason its overall rate leads them. Against 12824, the outlier, it is still less than half: $298 a foot against $666, on the same land.

Built 2007, tied as the newest on the plat with 12812. The court was completed in a five-year window and this is one of the last two houses to close it out.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Butler. The parcel reaches the water. No shoreline length, dock, seawall, lift or mooring is recorded against it, and the flag does not establish a navigable channel.

The distance field reads 1,895 m, tenth of eleven, second-furthest on the court and 36 m short of 12836 at the end of the run. It is a position reference, not a frontage measurement — and the dearest foot among the ten ordinary houses here belongs to one of the two parcels the county places furthest from the lake.

All eleven houses sit under Tildens Grove Ph 1, on one recorded plat, against one lake. Nothing about the location or the lot varies between them: the county files $800,000 of land against each lakefront parcel on this street, twelve times over, including the vacant lot at 12732. Whatever this house is worth beyond its neighbours, the record puts it in the building.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Butler.
  • It does not explain what the different improvement-quality code reflects, or whether the five and a half baths are attached to bedrooms. No sale is filed against this parcel.
