Reading the numbers
This is the honest exception on Down Ct. It carries a lakefront flag on Little Lake Down, and it is assessed at $319 a foot — inside the canal range, $207 a foot below 125 and $121 below 137, both of which are also lakefront.
The simple reading is that 136 is the largest house on the court, at 3,135 sq ft, and size drags rate down. 125 is 1,893 sq ft at $526; 137 is 2,300 at $440. In each case the smaller the house, the higher the rate. 136 follows that line rather than breaking it.
Which means the correct conclusion is narrower than “lakefront always out-earns canal”. It is that on the same body of water, floor area and the water flag both set the rate, and the two effects can pull in opposite directions. A copy line asserting lakefront frontage guarantees a rate premium would be wrong about this address.
