The newest house on a 1920s street
Four of the forty-eight houses on W 2nd Ave were finished in 2022 or later, and this is the latest of them — a 2025 build. It is also the lowest assessment on the street, $1,262,000, on a house that is comfortably mid-sized at 4,399 sq ft. A new house carrying the smallest just value on its own street is unusual enough to be worth stating plainly.
Two readings are available and the roll does not choose between them. Either the county has not yet caught a 2025 build up to the neighbourhood's level, or this parcel's land and improvements genuinely differ from its neighbours. What the record does not support is a claim that the house is small, older, or in poor condition — nothing in the roll says any of that.
Reading the Wauseon Bay frontage
Wauseon Bay opens off Lake Butler on the Town of Windermere side, so an address here is on the Butler Chain without sitting on the main basin. This parcel is screened as lakefront because its boundary reaches a mapped water polygon — a mapping result, not a shoreline survey.
Of the forty-eight parcels on this street, this one measures furthest from the mapped water — roughly 869 m against 369 m at the southern end. The screen still calls it lakefront. That is precisely why the flag should be read as a floor, not a promise.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's figure for its own tax year.
- It is not a title report. Owner, deed history and encumbrances come from the clerk.
Windermere adds municipal review
Inside the Town of Windermere, exterior work and tree removal run through the town as well as the county. A renovation story in a listing description should name the approval that exists, not the one the buyer hopes for.
