Reading the numbers
Five bedrooms, three and a half baths. Two bedrooms do not carry a private bath, and the half bath cannot be anyone's. This is the sharpest ensuite failure in the F block by bedroom count — on the most valuable house on the street.
7,379 sq ft is also unusual for its bedroom count: 1,476 sq ft of house per bedroom, on a 1956 structure. That ratio is what a mid-century lake house expanded over decades looks like on paper — the floor area grew, the bedroom count did not.
$698 a foot is the highest rate on Forest St by $226, and it lands on the oldest house on the street. Set beside 70 Forest St at $472 and 78 at $228, the street's rate band is $470 wide — the widest in this entire pass, and wider than the $293 band across all ten parcels of Fairway Oaks Dr.
The absolute spread is stranger still. This parcel is assessed $5,151,030. The two houses below it are assessed $1,200,953 and $1,046,800 — roughly a fifth and a sixth of this figure, on lots on the same bay, on the same street, in the same postal city.
Nothing in these fields explains that. The roll files one just value per parcel and does not split land from improvements, so a $5.15 million assessment on a 1956 house of 7,379 sq ft can be the house, the lot, or some combination — and this page will not guess which.
Reading the frontage
Lakefront is a mapped-polygon flag against Wauseon Bay, the bay on the west shore of Lake Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it.
“Part Of Lake Butler” is not a subdivision name in the ordinary sense. It is what the roll carries when a parcel is described as a portion of a larger section rather than as a numbered lot in a recorded plat. There is no block, no lot number and no plat book citation in this record, so lot-line and setback questions here need the deed description, not the address.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Wauseon Bay or Lake Butler.
- It does not confirm that every bedroom has a private bath. Five bedrooms against three and a half baths leaves two short.
