The third-oldest house in the roll

Only two parcels in the entire 1,044-parcel roll predate 1923. This is one of them, and at 4,377 sq ft it is a substantial house for its age — larger than two-thirds of the street that grew up around it a century later.

W 2nd Ave carries seven of the roll's twenty-six pre-1950 houses, more than any other street, and this is the oldest of them. A 1923 build does not mean a 1923 interior: the county files one year built and never claims the fabric is original. What it does mean is that any description leaning on "historic" should be able to point at a record, because the year alone will not carry it.

The rate, $608.14, is eighteenth on the street — ahead of most 2020s builds here.

Reading the Wauseon Bay frontage

Wauseon Bay opens off Lake Butler on the Town of Windermere side, so an address here is on the Butler Chain without sitting on the main basin. This parcel is screened as lakefront because its boundary reaches a mapped water polygon — a mapping result, not a shoreline survey.

On a parcel this old, the shoreline may have moved more than once through accretion or a seawall. The plat shows the lot as recorded; it does not show what the water did in the century since.
