Two bedrooms, three baths, 1,528 sq ft each

This is the most extreme bedroom ratio on the street: 3,055 sq ft across two bedrooms. It is also one of the few parcels here that files more baths than bedrooms by more than one — three against two, on a house with no obvious room for a third bedroom to have been removed.

That combination pushes the rate to $632.18, fifteenth on the street and above every 1990s build here except 625. When floor area is large and the room count is small, the county's per-foot figure rises for reasons a description should not try to explain away.

Reading the Wauseon Bay frontage

Wauseon Bay opens off Lake Butler on the Town of Windermere side, so an address here is on the Butler Chain without sitting on the main basin. This parcel is screened as lakefront because its boundary reaches a mapped water polygon — a mapping result, not a shoreline survey.

Bay frontage, canal frontage and lake frontage are three different things to a buyer, and a GIS screen does not settle which one a deck faces. The recorded plat and the deed describe the lot; the permitting authority describes what may be built on the water.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not a floor plan. Two bedrooms is what the roll files, not what the house contains.
  • It is not an appraisal. Just value is the county's figure for its own tax year.

Windermere adds municipal review

Inside the Town of Windermere, exterior work and tree removal run through the town as well as the county. A change to the room count is a permit file, and the town holds it.
