Second-highest assessment, and the dearest of the big houses

Three million seven hundred and sixty-one thousand nine hundred and fifty dollars is the second-largest value on W 2nd Ave. At $655.73 a foot it is also the dearest of the eleven parcels here over 6,000 sq ft — the one place on this street where size and a high rate are not in tension.

Its 2013 twin at 618, directly across the road, files the same year and $518.25 a foot. Two hundred and fourteen square feet and $677,860 separate them. The roll does not explain that and this page does not pretend to.

Reading the Wauseon Bay frontage

Wauseon Bay opens off Lake Butler on the Town of Windermere side, so an address here is on the Butler Chain without sitting on the main basin. This parcel is screened as lakefront because its boundary reaches a mapped water polygon — a mapping result, not a shoreline survey.

Bay frontage, canal frontage and lake frontage are three different things to a buyer, and a GIS screen does not settle which one a deck faces. The recorded plat and the deed describe the lot; the permitting authority describes what may be built on the water.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's figure for its own tax year.
  • It is not a sales price. The second-highest assessment on a street is not the second-highest price paid.

Windermere adds municipal review

Inside the Town of Windermere, exterior work and tree removal run through the town as well as the county. On a 2013 build, the permit file at the town is the fastest way to confirm what was actually completed.
