Reading the numbers

Six bedrooms, five baths. At least one bedroom therefore does not carry its own bath, and the roll gives no indication which. The phrase “every bedroom ensuite” is contradicted by this record before anyone sets foot inside the house.

$316 a foot is the floor of Easterling Dr's rate band, and it sits on the street's second-largest house — 5,414 sq ft, behind only 9038 at 9,531. The inverse holds at the top: 9010 is the smallest house here at 3,538 sq ft and carries the street's highest rate at $417. On this street the rate falls as the floor area rises, which is the ordinary pattern and the opposite of what Down Lakeview Cir showed in the previous pass.

1984 puts this house in the middle of the street's build years, which run 1977 to 2003. It is 987 sq ft smaller than the 2003 house at 9020 and assessed $628,160 less, at $50 a foot less. Build year is not what is being priced here.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the record does not distinguish open-water frontage from a cove or a canal mouth.

Bay Hill Section 5 is the recorded plat for this parcel and for 9010. From 9020 the street crosses into Bay Hill Section 6. Two plats, one street, one postal address — so a comparison between 9000 and 9038 is a comparison across a plat line, and lot-line and setback questions cannot be answered from the address alone.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
  • It does not confirm that every bedroom has a private bath. Six bedrooms against five baths leaves one short.
