Reading the numbers
Two adjacent parcels here tell the whole story of this road. This one is 6,303 sq ft from 1987 at $3,468,432. Next door at 9144 is a larger 6,528 sq ft house from 2019 at $3,127,660 — smaller total assessment on a bigger, newer building.
That is not an anomaly to explain away, it is the point. The 1987 house is carrying $550 per square foot against $479 next door, and the difference has to sit in the land or in how the two lots were valued. Anyone quoting a per-foot rate across these two addresses would draw exactly the wrong conclusion, so the page states both totals and leaves the inference open.
