Reading the numbers
Eight baths against six bedrooms means two full baths sit outside the bedroom wing. In a house of 11,739 sq ft that is almost certainly a pool bath and a guest or cabana bath, but the roll records a count, not a purpose.
$486 per square foot on the largest house on the street is a middle figure, and that is the useful part: a 2009 build assessed at the same rate per foot as houses from 1997 suggests the assessment is tracking the whole property rather than lagging the improvements the way it does at 9140 and 9200.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Sheen: the parcel reaches the water. Shoreline length, seawall condition and dock or lift rights are not in this field.
One caution on the year-built field. A 2009 date on a street built out in the 1990s could mean new construction on a lot that was previously vacant, or a full rebuild after demolition. The roll records the effective build year; it does not distinguish between the two, so any copy claiming "built in 2009" from scratch should be checked against the permit history first.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It is not a permit history. The build year does not tell you whether the house is new or reconstructed.
