Reading the numbers

Two bedrooms, four baths. This is the most unusual bedroom-to-bath ratio in the F block: twice as many baths as bedrooms. Every bedroom can carry two baths. Whatever the house is, it is not a family house laid out around sleeping capacity — 1,584 sq ft of living area per bedroom, and two full baths left over for guests.

Read this figure as an opening number. A 2025 build's just value is the county's first assessment of a structure it has not yet seen transact. It is not a settled market value, and it should be published with that caveat rather than presented as a market fact.

$304 a foot sits in the middle of Fenton St's $251–$325 band, on the middle house by floor area. The street's whole range is $74 a foot across three parcels — tighter than any street in the previous E pass except the Emerald Chase lakefront run.

This is also the highest assessment on the street at $963,600, on a house only 223 sq ft larger than 9325 and 862 sq ft larger than 9301. The $214,086 gap between the street's top and bottom assessments is smaller than the difference between adjacent houses on several streets already written.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Fish: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it.

Willis R Mungers Land Sub covers all three parcels on the street. It is an older land subdivision rather than a modern plat, and no block or lot number appears in these fields — so the subdivision name alone will not answer a setback question.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal, and for a 2025 build it is not a settled value either.
  • It does not confirm a dock, a seawall or navigable access to Lake Fish.
  • It does not confirm that the two bedrooms are the only sleeping rooms — the county files bedrooms, not dens, lofts or convertible studies.
