Reading the numbers
30,683 sq ft. Nothing else in this 104-parcel block comes close: the next largest is 9538 at 26,447, and beyond that the numbers fall away to 22,874 on Kilgore Rd. Fifteen baths for seven bedrooms is a fixture count that only makes sense in a building with staff quarters, a spa, a pool complex and formal entertaining rooms.
And yet the rate is $490 a foot — below every other parcel on Blanche Cove Dr, and less than half of 9538's $1,044 next door. That is the useful lesson of this record. Enormous floor area divides the assessment into a small number even when the total is enormous. Anyone who reads $490 and concludes “this street is affordable per foot” has the arithmetic backwards.
