Reading the numbers
Five bedrooms, five and a half baths. Exactly one bath per bedroom with a half spare. At 1,686 sq ft of house per bedroom this is among the most spacious five-bedroom plans in the G block — more floor area per room than 6043's 2,336 sq ft house-per-bed would suggest at twice the size.
$565 a foot is second on the Lake Palmer stretch, behind 6109's $568 by $3, and $4,759,310 is the highest just value among the eight.
The comparison that defines this parcel is 6001 next door. That house is 8,458 sq ft — 27 sq ft larger than this one — built in 2000, with the same five bedrooms and 6.5 baths. It is assessed at $3,785,190. This parcel is $974,120 more valuable on 27 fewer square feet, and $117 a foot higher.
Twenty-seven square feet is 0.3% of a house. $974,120 is 25.7% of its value. Those two numbers do not belong together, and nothing in the filed fields reconciles them: build years one apart, bedroom counts identical, bath counts slightly favouring the neighbour, same plat, same lake, same subdivision string. The roll cannot answer the question, and this page does not pretend that it does.
Against 6043 — the largest house on the street at 14,017 sq ft — the rate inverts as expected: $443 a foot there against $565 here, on 5,586 sq ft more house.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Palmer: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not distinguish open water from a cove.
Both this parcel and 6001 carry an identical frontage designation, on the same lake, in the same 2923284074… ID series. Whatever drives the $974,120 separation between them is not water access as the roll records it.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Lake Palmer.
- It does not explain the $974,120 gap to its neighbour. The roll files no field that would.
