Reading the numbers

Six bedrooms, eight baths. Two baths more than bedrooms — the widest bathroom surplus anywhere in this 57-parcel pass, and enough that every bedroom can be described as ensuite with two rooms spare. At 1,211 sq ft of house per bedroom it is also the most compact six-bedroom plan on the Lake Palmer stretch.

$568 a foot is the highest rate on the stretch, and $4,126,910 is the third-highest just value there. The eight parcels run $443 to $568 — a 28% spread on one plat and one lake, wider than any street in the D, E or F blocks produced except Forest St's three houses.

1999 makes this one of the two oldest houses on the stretch, alongside 6001. Neither old nor small, it holds the top of the rate band — which breaks the pattern that would put the ceiling on the smallest house. 6025, the smallest at 6,818 sq ft, prices at $531, seventh of eight.

Against 6103 next door: 618 sq ft larger, $496,800 more valuable, $22 a foot higher. That is a clean, consistent pairing, and it is what most of Greatwater Dr looks like. The 27 sq ft neighbours at 6001 and 6037 are the exception.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Palmer: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not distinguish open water from a cove.

This is the last parcel in the 2923284074… ID series, which covers the Lake Palmer stretch. The next four addresses east front Lake Tibet Butler under 2923284075… — the same street, the same subdivision string, a different water body and a separately numbered plat.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Palmer.
  • It does not confirm the eight baths are all full baths — the roll files a single combined figure.
