Reading the numbers

This is the record that breaks the street's pattern open. A 1964 house, the oldest on 1st Ct and the smallest at 2,992 sq ft, carries the highest just value per square foot anywhere on the court at $798 — and the second highest total value, $2,388,820.

The only way that happens on a waterfront street is that the number is describing land, not building. Two thirds of the 1964 floor area would be worth roughly $1.6 million at the street's average rate; the county has it at $2.39 million. Whatever the explanation — lot size, shoreline, or a view the roll does not measure — the roll itself does not record it.

Five bedrooms against three and a half baths means two bedrooms have no bath of their own. Any copy claiming every bedroom is ensuite is contradicted here before anyone walks the house.

Reading the frontage

Lakefront is a mapped-polygon flag against Wauseon Bay: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded — which is exactly the gap that would explain the per-foot figure if the shoreline were unusually long.

As with the rest of the court, the governing plat is the Plat of Windermere. Old-plat lot lines are the ones that matter here, and a 1964 structure on an old lot is the case where a current survey matters most.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not explain the $798 rate. The roll carries the number, not the reason.
