Reading the numbers
At 960 sq ft this is the smallest house on Winter Garden Vineland Rd, and it carries the road's highest rate per square foot by a factor of nearly four over 9317. Nothing about the building explains that. The assessment is pricing the Lake Sheen lot, and the 1948 cottage is incidental to it.
The chain-wide peak is still $1,517 at 10425 Trout Rd — a 1,090 sq ft 1964 cottage. Those two are the same phenomenon on different lakes, and both pages say the same thing: do not quote this rate as a comparable. It is arithmetic on a small structure sitting on shoreline worth seven figures.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Sheen: the parcel reaches the water. The roll records no shoreline length, dock, seawall or lift.
A 1948 build on an unplatted parcel predates essentially everything now governing this corridor. Whether the cottage can be replaced, and at what footprint, is a question for the county and the water management district — the tax roll cannot answer it.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not promise a buildable envelope, a dock permit or a rebuild right.
