Reading the numbers
This is the sharpest version of the pattern that runs through the whole chain: a small, old house on shoreline that is worth far more than the walls. Two bedrooms and two baths in 1,196 sq ft is a perfectly ordinary 1951 cottage. The $1,351,820 assessment is not about the cottage at all, and $1,130 per square foot is the arithmetic of dividing a land price by a small floor area.
