Reading the numbers

At 1,717 sq ft this is the smallest house on Down Ct, and at $597,800 the least valuable — the bottom of a range that runs to $1,013,000 two doors along. The 572 sq ft per bedroom is the tightest on the court.

Its rate, though, is $348 a foot. That is the highest of the four canal parcels here and higher than 136 Down Ct, which carries a lakefront flag on 3,135 sq ft. Small houses on expensive land read as expensive per foot; that arithmetic, not a quality difference, is what is being shown.

Three bedrooms and two baths: one bedroom has no bath of its own. On a 1,717 sq ft 1960 cottage that is the ordinary arrangement, and it is also the reason a copy line claiming all-ensuite suites fails here.

Reading the frontage

Canal, not lakefront. The record flags this parcel against Little Lake Down with a canal water kind — frontage on a dredged channel rather than the open body. No dock, seawall, lift or shoreline length is recorded.

Davis Shores First Replat is the plat for all eight addresses on this court. Little Lake Down is a separate body from Lake Down, and the naming matters: this is not a Lake Down address however close the two appear on a map.

1960 places this house in the first wave of the replat's build-out, alongside 115 and 137 (1959) and 116 (also 1959). Four of the eight parcels on Down Ct were standing before 1965.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Little Lake Down.
