Reading the numbers

Five bedrooms, five baths — a one-to-one count, and 1,145 sq ft of house per bedroom. The roll does not assign baths to bedrooms, but at these totals an all-ensuite description is not contradicted anywhere.

$340 a foot sits in the middle of the lakefront band on Emerald Chase Dr, which spans $325 to $349 across five parcels. The band is $24 wide, which is the narrowest rate spread anywhere in this pass and narrower than any street in the previous three.

2003 ties this with 10759 as the newest house on the lakefront half. It is 2,429 sq ft smaller than that house and assessed $705,320 less, at $15 a foot more. The value gap is close to exactly proportional to the floor-area gap, which is what a tight rate band looks like from the inside.

Against 10753 next door: 159 sq ft more floor, $5,060 more value, $9 a foot less. Two houses that the roll treats as nearly the same asset.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Fish: the parcel reaches the water at 185 metres from the mapped shoreline point. No shoreline length, dock, seawall or lift is recorded against it, and the record does not distinguish open water from a cove.

All five lakefront parcels here carry the same subdivision string — truncated in the roll at “Waters Edge & Boca Pointe At T” — and the same water. That shared footing is what makes the $24 rate band comparable; it also means the roll cannot tell a buyer which recorded instrument governs the lot.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Fish.
  • It does not complete the truncated subdivision name in the county field.
