Reading the numbers

This is where the water changes. Every parcel from 10753 to 10819 carries a lakefront flag against Lake Fish. This one, and all seven from here to 10915, carry a canal flag. Same street, same subdivision string, same postal city — a different body of water to stand on.

$274 a foot against the lakefront band of $325 to $349 on the same street. The gap to the cheapest lakefront house (10759, $325) is $51 a foot, on a house 1,622 sq ft smaller.

Five bedrooms and five and a half baths on 6,531 sq ft — 1,306 sq ft per bedroom, and an all-ensuite description is supportable with a powder room spare.

1998 makes this the oldest house on Emerald Chase Dr apart from the canal run's own 1997 group. Seven of the twelve addresses on this street were built in 1997 or 1998, all of them canal, which is what a second phase looks like in a roll.

Reading the frontage

Canal frontage means the parcel reaches a mapped canal off Lake Fish, 298 metres from the recorded shoreline reference point. It does not mean open water on Lake Fish, and the roll records no channel width, depth, bridge clearance or dock right. Whether the canal is navigable to the lake is not a fact this record contains.

Writing this address up as “lakefront on Lake Fish” would be wrong in the one particular that matters most. It is canal frontage on a canal that connects to Lake Fish, and the roll's own flag says so.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm navigability, depth, bridge clearance or a dock.
  • It does not establish lake frontage. This parcel carries a canal flag, not a lakefront one.
