Reading the numbers
This is the largest of the four pre-1965 cottages on Down Ct and the second-largest house on the whole court — and it is assessed below every one of them except 106.
At $242 a foot it holds the lowest rate in this twenty-seven-document pass. For scale: 6444 Deacon Cir, the most valuable parcel in the entire 1,044-parcel roll, runs $535 a foot. This house is assessed at less than half that rate on 2,648 sq ft of floor.
Three bedrooms across 2,648 sq ft is 883 sq ft per bedroom, the widest bed–area ratio on the street. Two baths for three bedrooms: the usual 1959 arrangement, and a direct contradiction of any all-en-suite claim.
Reading the frontage
Canal, not lakefront. The flag is against Little Lake Down with a canal water kind. No dock, seawall, lift or shoreline measurement is carried in the record.
Davis Shores First Replat is the governing plat for all eight addresses on this court. The water here is Little Lake Down — a separate body from Lake Down, despite the shared word in the name and the close proximity on a map. Calling a Down Ct address lakefront on Lake Down would name the wrong water.
1959 is the earliest build year on the court, shared with 115 and 137. The street built out over forty-five years, from these three cottages to 105 Down Ct in 2004.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Little Lake Down.
