Reading the numbers
Six bedrooms, four and a half baths. That is the thinnest bath provision on Greatwater Dr by a wide margin — 6109 files eight baths on the same six bedrooms, and 6321 files six and a half. At 915 sq ft per bedroom this is also the most compressed six-bedroom house on the street.
Any description claiming six ensuite bedrooms fails here by roughly two rooms. The roll supports a house where at most four bedrooms could have a private bath, and quite possibly fewer.
$528 a foot is the highest rate among the four Lake Tibet Butler parcels on this street, which run $448 to $528 — an $80 band, narrower than the Lake Palmer stretch's $125. And it belongs to the smallest house of the twelve on Greatwater Dr, and the least valuable at $2,896,460.
This is where the water changes. Every address below 6303 fronts Lake Palmer; every address from here east fronts Lake Tibet Butler. The parcel ID shifts with it, from the 2923284074… series to 2923284075…. So this parcel is the first on the Butler side, on the larger and better-known of the two lakes, and it carries the street's lowest assessment.
2004 makes it the second-newest of the twelve, behind 6315's 2013, 6321's 2011 and 6309's 2007.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not distinguish open water from a cove.
The change of water at this address is the clearest example in the G block of why the frontage flag alone cannot carry an assessment argument. The four Butler parcels here price at $448 to $528; the eight Palmer parcels price at $443 to $568. The Palmer band entirely contains the Butler band, so being on Lake Tibet Butler is not, on this street, a recorded premium.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
- It does not confirm six private baths. The roll files four and a half baths against six bedrooms.
