Reading the numbers

This is the highest assessment on Hook Cir and the only five-bedroom house on it. $603,720 against a street that runs down to $424,570. The house is the third-largest floor area at 2,710 sq ft, so the top value here comes from being both larger than most of the circle and the only parcel carrying five bedrooms.

It is also the one place where this street's own rule breaks. Across six parcels the rate falls as floor area rises. Here it does not: $223 a foot is above 8110 at $216, and 8110 carries 744 fewer square feet at 1,966. A larger house pricing higher per foot is the opposite of what the other five addresses do. Nothing in the filed fields separates this parcel from its neighbours in a way that explains it — same plat, same lake, same build year, same county roll.

Five bedrooms against three baths. Two bedrooms without their own bath, on the most valuable house on the circle — which is the arrangement most likely to be described generously and least likely to survive a walkthrough. The street has no parcel with as many baths as bedrooms; this one is two short, the same deficit as 8049's four-bedroom, two-bath plan.

542 sq ft per bedroom, against 932 at 8116: the house carries roughly 1.7 times more floor per room than the largest parcel on the street. Five bedrooms in 2,710 sq ft is a dense plan, and 1983 is when that was normal rather than a compromise.

The pair worth holding onto is 8104 and 8116. 8116 is 1,020 sq ft larger, built two years earlier, and assessed $32,540 below this parcel at $571,180. Its rate is $153 — $70 a foot lower. On this street, an extra thousand square feet has been worth less than nothing per foot, which is the anomaly that makes Hook Cir interesting and the reason the rate column is the one to read here.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not establish navigable depth, a lift, or a private beach.

The roll's recorded distance field reads 1,647 m, fourth-highest of the six, part of a sequence that falls without interruption from 1,717 m at 8043 to 1,610 m at 8116. It is a position reference on the loop, not a measurement of frontage.

Bay Lakes At Granada Section 2 is the recorded plat for all six parcels here. With one instrument, one lake and one build year across five of the six, Hook Cir is the sort of street where an individual parcel's assessment can only be understood against its neighbours — county-wide averages wash out exactly the variation this page is describing.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
  • It does not say where the three baths sit, or whether any bedroom has one attached.
