Reading the numbers

The lowest just value on Hook Cir, and this is not the smallest house on it. $424,570 on 1,966 sq ft — fourth of six by floor area, last of six by assessment. Two houses on the same circle are smaller and both are carried higher: 8049 at 1,827 sq ft and $469,040, 8043 at 1,930 sq ft and $455,080.

The 8043 comparison is exact enough to be worth stating plainly. This parcel is 36 sq ft larger — 1,966 against 1,930 — three bedrooms, two baths and a 1983 build year on both, same plat, same lake, same postal city. And it is carried $30,510 below its neighbour: $424,570 against $455,080. That is $20 a foot, in favour of the smaller house.

In the other direction the gap is larger. 8104 carries 744 more sq ft and $179,150 more assessment. That direction at least follows size. But 8104's rate is $223, above this parcel's $216, which is the one place on the street where the rate ordering inverts — the larger house prices higher per foot, against a rule that holds on the other five addresses.

Three bedrooms and two baths, 655 sq ft per bedroom. The bath count is one short of one per bedroom, which is the pattern across all six parcels here rather than a fault of this one: Hook Cir was platted and built as a single group of two-bath plans in 1983, and the larger plans on the circle added bedrooms without adding baths.

What this parcel demonstrates is the limit of the rate column. At $216 a foot it looks efficient next to 8049's $257, and a reader comparing only rates would call it the better buy. It is also the cheapest house on the street in absolute terms, by $30,510 against a house thirty-six square feet smaller. Both statements are true, and which one matters depends on whether the question is price per foot or price.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag says nothing about depth, mooring or a navigable channel.

The roll's recorded distance field reads 1,621 m, second-lowest of the six, in a sequence that falls without interruption from 1,717 m at 8043 through to 1,610 m at 8116. That is a position reference along the loop rather than a frontage measurement, and this page does not treat it as one.

Bay Lakes At Granada Section 2 is the recorded plat for all six parcels on this circle. One instrument, one lake, five of six built in 1983 — which is precisely why the $30,510 gap between this parcel and 8043 cannot be explained by anything in the filed fields, and why this page does not try to.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
  • It does not explain why this parcel is assessed below two smaller houses on the same plat.
