Reading the numbers
$153 a foot. Nothing else the roll files as a house prices lower. Across every numbered address in this county carrying a living area above 800 sq ft and at least one bedroom, the next-lowest rate is $182, at 9204 Charles E Limpus Rd — twenty-nine dollars a foot higher. The third is $183 at 8457 Granada Blvd, on the boulevard this plat is named for. This is not a low rate on its own street; it is the floor of the distribution.
It is also the largest house on Hook Cir by a margin. 3,730 sq ft against 2,710 at 8104, the next largest — a gap of 1,020 sq ft. Its $571,180 assessment is second on the street, $32,540 below that smaller house. So the biggest floor plate on the circle carries less value than a house a thousand square feet smaller, and prices $70 a foot below it.
This is the cleanest version of the street's rule. Largest house, lowest rate; smallest house at 8049, highest rate. Between 8049 and 8116 the two extremes are 1,903 sq ft and $104 a foot apart, which is the entire spread of Hook Cir in a single pair of parcels.
Built 1981 — two years before the other five. That is the only filed field that separates this parcel from the rest of the circle, and it is not enough to explain a $104 rate gap on its own. What it does mean in practice is a house of a different vintage from everything beside it, with everything that implies about systems, plan and finishes, none of which the roll records.
Four bedrooms, three baths, 932 sq ft per bedroom — the most floor area per room on the street, roughly twice 8049's 457. One bedroom without its own bath, which is the rule here rather than an exception: no parcel on Hook Cir files as many baths as bedrooms.
A note on what the figure is not. $153 a foot is an assessment, and a low assessment is not a bargain signal. It may reflect condition, deferred maintenance, a homestead limitation carried for decades, or a house whose living area was measured generously. The roll files one number per column and does not tell you which of those it is. What can be said is that no other house in the county is carried this cheaply per square foot, and a buyer who reads this page as evidence of value would be drawing a conclusion the record does not support.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not establish navigable depth or a mooring.
The roll's recorded distance field reads 1,610 m — the lowest of the six, closing a sequence that falls without interruption from 1,717 m at 8043. A monotonic run across addresses on a street called Circle is what walking the loop in one direction produces; it is a position reference, not a frontage measurement.
Parcel IDs on this street run 332328053200980 through 332328053201030 in the same order as the addresses, ending here. The roll's sequence and the street's numbering agree on Hook Cir, which is not universal in this county: the three parcels on Hubbard Pl, on the same lake, run 120 to 100 as the addresses rise.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
- It does not explain why this house is assessed at $153 a foot when nothing else in the county is under $182 — condition, additions and measurement all sit outside these fields.
