Reading the numbers

Six bedrooms, four baths. Two bedrooms share a bath and two have none. On 3,808 sq ft that is 635 sq ft per bedroom, and four baths is the thinnest provision of any six-bedroom house on this street — 8457 next door files five, and the two differ by 57 sq ft of floor area.

$897,450 is the highest just value on Granada Blvd, $190,940 above 8457 and $273,080 above the street's median. It is also the only parcel on the boulevard assessed above $900,000 — a threshold no other of the 23 reaches.

And it sits on a house that is not the largest on the street. 3,808 sq ft is second to 8457's 3,865 by 57 sq ft. Two six-bedroom 1985 Section 4 lakefront parcels, essentially the same size, and one is assessed 27% higher than the other. Their rates are $236 against $183.

That is a 57 sq ft difference producing a $190,940 difference, and the filed fields do not account for it. Bedrooms match, baths differ by one in this parcel's favour, build year matches, plat matches, subdivision string matches character for character. Either the county is pricing something the roll does not publish, or one of the two assessments reflects a condition the other does not. Neither possibility can be resolved from this record.

Its $236 a foot is mid-band for the street, which runs $183 to $257 — so the highest value on the boulevard is not remotely the highest rate on it. 8151, at $520,320 and $257 a foot, is the reverse case.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not distinguish open water from a cove.

Both this parcel and 8457 carry the identical frontage flag on the same lake, which is why the value gap between them cannot be attributed to water access on the strength of the roll. The record says both lots reach Lake Tibet Butler; it does not say how much lake each one reaches.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
  • It does not confirm six private baths. The roll files four baths against six bedrooms.
  • It does not explain the $190,940 gap to its neighbour. The roll files no field that would.
