Reading the numbers
This is the middle house on a three-house street, and it is the least valuable of the three. 5,266 sq ft, $2,565,630. It sits $256,150 below 8994 on 1,416 fewer square feet, and $200,720 below 8998 — a house that is 480 sq ft smaller than this one.
That last gap is the interesting one. 8998 carries 4,786 sq ft against this parcel's 5,266 and is assessed $200,720 higher. On the same recorded plat, one lake, a build year apart. If floor area were the driver, the ordering would run the other way. Per foot it is $487 here against $578 there — $91 apart, and the whole of that in favour of the smaller house.
Five bedrooms and four and a half baths. Half a bath short of one per bedroom, which makes this the only parcel on Hubbard Pl where an “every bedroom ensuite” description fails. It is a small failure and an easy one to write past — but at five bedrooms, a buyer reading that phrase is entitled to count to five baths, and this record does not get there.
Built 1993, the oldest here. Three parcels, three build years — 1993, 1994, 1998 — which is the opposite of Hook Cir across the water, where five of six share the year 1983. A court built out over five years rather than in a single campaign usually means three separate builders and three different plan books, and this street's numbers look that way: no two addresses share a bedroom count, a bath count or a rate.
1,053 sq ft per bedroom, between 8994's 1,336 and 8998's 1,197. $487 a foot is the middle rate on its own street but the second-highest of the nine parcels in this block, behind only 8998's $578 — which is what a block made of two very different courts looks like when you rank it. What is remarkable here is that this street's cheapest parcel still sits $1,961,910 above the most expensive house on Hook Cir, a little over a mile away on the same lake.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag establishes neither depth nor a navigable channel.
Pointe Tibet Replat is the recorded instrument for all three parcels on this court. The roll's recorded distance field reads 1,731 m, the middle of three, in a short sequence running 1,741 m at 8994 to 1,725 m at 8998 — a position reference, not a frontage measurement.
Parcel IDs run 120 at 8994, 110 here and 100 at 8998: descending as the addresses rise, which is the reverse of Hook Cir, where the same column ascends with the house numbers. Neither sequence is a street ordering; both are roll order. It is the reason a page like this one matches parcels by address and parcel ID together rather than by position in a list.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
- It does not support an “every bedroom ensuite” description — five bedrooms, four and a half baths.
