Reading the numbers
Three parcels, one plat, one lake, three different build years. Hubbard Pl is a short re-platted court off the west shore of Lake Tibet Butler, and its numbers behave the opposite way to the circle across the water: here the estate end of the street is the size, and the small house carries the rate.
This is the largest and most valuable parcel on it. 6,682 sq ft and $2,821,780, above 8998 by $55,430 on 1,896 more square feet and above 8996 by $256,150 on 1,416 more. It is also the newest, 1998 against 1994 and 1993 — the only place on this street where the largest house is also the most recent one, which is not how the rest of this registry usually falls out.
And it carries the lowest rate on the street at $422 a foot. 8996 is $487, 8998 is $578. That ordering is clean: rate falls as floor area rises, across all three parcels without an exception, and the spread is $156 a foot on houses that differ by 1,896 sq ft. Only three addresses, so it is a thin sample — but there is no inversion in it, which is worth saying because Hook Cir, one lake over, has one.
Five bedrooms and six and a half baths. One and a half baths beyond one per bedroom, so an “every bedroom ensuite” description is supportable here, with a spare half bath presumably serving the common area. 1,336 sq ft of house per bedroom — roughly what a 1998 estate plan of this size produces, and three times what the smallest house on Hook Cir carries per room.
The comparison that matters is across the water, not along the street. The lowest rate on Hubbard Pl, $422, is $165 a foot above the highest rate anywhere on Hook Cir, $257 at 8049. The two streets do not overlap on rate at all. And the lowest assessment here, $2,565,630 at 8996, is $1,961,910 above the highest assessment on Hook Cir. Same lake, same county, same postal city of Orlando — two ZIP codes and two entirely separate markets, and no filed field explains the whole of that separation.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not confirm a navigable channel, a mooring or a private beach.
Pointe Tibet Replat is the recorded instrument for all three parcels on this court, and every address here carries it. The roll's recorded distance field reads 1,741 m — the highest of the three — falling to 1,725 m at 8998, a position reference rather than a frontage measurement.
The parcel IDs on this court run 282328720200120 here, 110 at 8996 and 100 at 8998: descending as the addresses rise. On Hook Cir, one lake east, the same column ascends in step with the house numbers. The county's sequence is not a street ordering in either case — it is a roll order — but the two courts run it in opposite directions, which is the sort of detail that matters when you are matching a parcel ID to an address by sequence alone.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
- It does not say where the spare half bath sits, or whether all five bedrooms have an attached bath.
