Reading the numbers
Six bedrooms and six and a half baths is one full bath per bedroom plus a powder room, the standard ensuite arrangement for new construction. Here the claim "every bedroom has its own bath" is consistent with the roll, and that is rare enough on this chain to be worth stating.
The $535 rate is high for the corridor, and the reason is partly the year: a 2025 completion means this is a first-year assessment on a brand-new house, and those figures typically rise at the next certification rather than hold. It is also the newest property in the group — newer than 9940 Lone Tree Ln, which carries the same 2025 date on a smaller footprint.
Reading the frontage
Lakefront is a mapped-polygon flag against Lake Sheen: the parcel reaches the water. The roll records no shoreline length, dock, seawall or lift, and on a 2025 build a dock would usually be permitted after the house was assessed.
This is one of the few parcels here with a recorded subdivision behind it — Lake Sheen Sound — so unlike the unplatted Winter Garden Vineland frontage, there is a plat to test the lot line against.
What this page is not
- It is not a listing. Nothing here says the property is for sale.
- It is not an appraisal. Just value is the county's assessment figure for its own tax year.
- It is not a settled value. A first-year figure on new construction usually moves.
