Reading the numbers

This is the smallest house on Island Lake Ct and the highest rate on it. 4,376 sq ft at $318 a foot, against 5,294 at $298 and 6,070 at $285. Three parcels, one rule, no exception: as the floor plate rises the rate falls, and the whole spread between the smallest and the largest house here is $33 a foot.

That band is narrow enough to be worth stating plainly. Across the 120 residential streets this roll carries, 17 of the streets with five or more houses spread more than the $474 that Osprey Isle Ln covers. Island Lake Ct covers a tenth of that. It is the shape of a street built as one product rather than assembled parcel by parcel: two of the three houses are 1998, the third is 1999, and all three sit under the same recorded plat.

The value ordering runs the other way. Smallest house, lowest assessment: $1,391,760 here against $1,578,550 at 9212 and $1,727,050 at 9218. So the cheapest parcel on the court is also the smallest and the most highly rated per foot, which is the ordinary arithmetic of a subdivision — the land component is spread across fewer square feet.

Five bedrooms and five baths, exactly. That reaches the one-bath-per-bedroom line by equality rather than by margin, and it is the only parcel on this street where the counts land level. 9212 carries half a bath more than its bedroom count on a larger plan; 9218 is level at six and six. A listing that promises an ensuite for every bedroom is supportable here only in the arithmetic sense — the roll does not say which rooms have a bath attached.

875 sq ft of house per bedroom — between 9212's 1,324, which is the highest on the court, and 9218's 1,012.

Reading the frontage

This is not a lakefront parcel. The water flag against this address reads canal on Lake Fish, not lakefront, and the recorded distance field puts the parcel 525 m from the lake — the furthest of the three. 9212 reads 512 m and 9218 reads 504 m. Nothing in these fields says the canal reaches the parcel, or that a boat kept here can get out to Lake Fish.

That distinction matters more than usual on a street named Island Lake Ct in a plat named Waters Edge. A buyer reading the street name and the plat name together would reasonably assume open water; the record files a canal and a distance in hundreds of metres, and the two are not the same claim.

The parcel IDs on this court run 092428893500250, then 240 at 9212, then 230 at 9218 — descending as the addresses rise, in the reverse of the pattern on Hook Cir. The county did not file them to line up with house numbers, and any page that sorts these three by parcel ID will produce the street backwards.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not establish lakefront access, a dock, a seawall or navigable water from the canal.
  • It does not say whether the five bedrooms each have an attached bath, nor where the 4,376 sq ft begins and ends.
