Reading the numbers

Largest house on the court, highest value, lowest rate. 6,070 sq ft and $1,727,050 against 4,376 at $1,391,760 and 5,294 at $1,578,550. $285 a foot against $318 and $298. Every column moves the same way, and none of them turns back.

The spread across all three parcels is $33 a foot. That is a very small band for houses a thousand square feet apart, and it produces a value gap of only $335,290 between the smallest and the largest. On Osprey Isle Ln, in this same pass, houses 464 sq ft apart in floor area sit $249 a foot apart. Island Lake Ct is the opposite kind of street: built out in 1998 and 1999 as a single product, priced by the appraiser almost as a unit.

Six bedrooms, six baths — level again. Like 9206, this parcel reaches one bath per bedroom by equality, not by margin, and it is the only six-bedroom house here. 1,012 sq ft of house per bedroom, the lowest ratio on the court.

Newest of the three by a single year. 1999 against 1998 at both neighbours. On a court of three that is not much of a vintage story, but it is the only filed field that separates this parcel from the one next door in the same year — the plans differ, and the roll records the difference only as area and room counts.

Where it sits in the wider roll. $1,727,050 at $285 a foot is an ordinary assessment for a 6,000 sq ft Orange County house near the chain. Lake Fish carries 33 parcels across six streets at $182 to $576 a foot, and this sits comfortably inside that range rather than at either end of it.

Reading the frontage

Canal, not lakefront. The water flag reads canal on Lake Fish, and the recorded distance field reads 504 m — the closest of the three parcels on this court, and still half a kilometre from open water. Nothing in the record connects the canal to the lake for navigation, and no dock, lift or seawall is filed against the address.

A street called Island Lake Ct, in a plat called Waters Edge, with a canal flag and a 504 m distance: the names and the fields disagree, and the fields are what the county assesses. Any description that reads "lakefront" from this record would not survive a check.

The parcel ID is 092428893500230, the lowest of the three, on the highest house number. 250 at 9206, 240 at 9212, 230 here. The roll's sequence on this court descends as the addresses rise — the reverse of Hook Cir, and the reason these pages match by address and parcel ID together rather than by position in a list.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not establish lakefront access, a dock, a seawall or navigable water from the canal.
  • It does not confirm that all six bedrooms have an attached bath, despite the counts landing level.
