Reading the numbers

The 2001 cohort is the loosest build year on the boulevard. Three parcels share it: this one at $467, 1474 at $651 and 1475 at $777. A $310 spread on floor areas of 4,320, 5,124 and 4,042 sq ft — houses of similar size, one build year, and a gap a third as wide as the entire street.

Compare 1981, where three houses price within $8.60 of each other. 1413, 1448 and 1473 are 4,992, 4,256 and 5,814 sq ft and file $364.30, $355.90 and $355.70. Same number of parcels, similar floor areas, and almost no rate separation at all. Two build years, two completely different outcomes, and nothing in the roll explains the difference between them.

$467 a foot is $34 above the street's median. Of the ten houses here built between 2001 and 2009, this is sixth — ahead of 1419 at $405, 1442 at $404, 1211 at $397 and 1140 at $366.

Four bedrooms and five baths clears the ensuite test by a full bath. Eight of the twenty four-bedroom parcels on this street clear it; this clears by more than most. 1,080 sq ft of house per bedroom sits in the middle of the street's range.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Butler. The parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it, and the flag does not confirm a navigable channel or a mooring.

The roll's distance field reads 1,206 m here, inside the odd side's 1,086 m to 1,388 m range. That field is a position reference, not a frontage measurement.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Butler.
  • It does not explain why three houses of one build year price $310 a foot apart.
