Reading the numbers

Four bedrooms, two baths. Two bedrooms share a bath and two have none. At 506 sq ft per bedroom this is the tightest four-bedroom floor plan on Granada Blvd, with the thinnest bath provision of any four-bedroom house on it.

$249 a foot is the second-highest rate on the boulevard, behind 8151's $257 by $8. It belongs to a house of 2,025 sq ft that sits ninth of 23 by size — comfortably in the smaller half.

The absolute figure is where the picture changes. $503,600 is the eleventh-lowest just value of the 23, which puts it just below the median. So a parcel in the second-highest rate band is in the bottom half of the value table, and only $8 a foot separates it from the top of the street.

1984 makes this one of two 1984 houses in Section 4, alongside 8401; every other parcel in the section is 1985. The parcel ID …0230 continues Section 4's descending sequence — from 8401 at …0233, this is three steps down, and it will run to 8489 at …0222.

Reading the frontage

Lakefront is a mapped-polygon flag against Lake Tibet Butler: the parcel reaches the water. No shoreline length, dock, seawall or lift is recorded against it.

Every Granada Blvd parcel is flagged lakefront, in both sections. That makes the flag a constant across all 23 addresses — useful for establishing the street as waterfront, useless for distinguishing one lot's access from another's, and by itself no explanation for why this parcel prices $66 a foot above 8457 three doors along.

What this page is not

  • It is not a listing. Nothing here says the property is for sale.
  • It is not an appraisal. Just value is the county's assessment figure for its own tax year.
  • It does not confirm a dock, a seawall or navigable access to Lake Tibet Butler.
  • It does not confirm four private baths. The roll files two baths against four bedrooms.
