Reading the numbers
Five bedrooms, six baths. One full bath more than bedrooms, so every bedroom can carry a private bath with one to spare. That makes this the only one of the three Green Island Cv parcels where the ensuite claim holds without qualification — 9724 has four and a half baths against five bedrooms, and 9766 has a surplus but twelve rooms to cover.
At 1,021 sq ft of house per bedroom this is the most compact plan on the cove. It is not a small house — 5,106 sq ft — but it is cut into more sleeping rooms per square foot than its neighbours.
$523 a foot is the lowest rate on the cove, and $2,672,570 the lowest value. Both figures belong to the same parcel. Against 9766, three doors along, that house is 15,683 sq ft larger and $7,560,660 more valuable at $492 a foot.
