Three water bodies, one road
The roll files this single street against three different lakes. 11002 to 11034 file Little Lake Down. 11042 to 11850 file Wauseon Bay. 11910, 12605 and 12619 file Lake Butler. Nobody reading a listing that says “Lake Butler frontage” would guess that thirty-four of the thirty-seven parcels here are filed against something else.
The road borrows the chain's name without borrowing its water. That is not unusual in a county roll assembled from parcel polygons, but it is the single most likely sentence to be wrong in a description of any address on this street.
The house that breaks the pattern
11710 is the largest house in the entire 1,042-house roll. 20,826 sq ft, five bedrooms, seven baths — 4,165 sq ft per bedroom — and it carries $465 a foot, twenty-third of thirty-seven on its own street. Its assessment of $9,684,550 ranks tenth in the chain. Nine houses are assessed higher on far less floor area.
11356 is the counter-example. 8,510 sq ft, four bedrooms, $4,260,020, at $500.59 — nineteen cents under the street median. Two houses, 12,316 sq ft apart, and $35 a foot apart.
What the records show that a listing would not
Seven of thirty-seven parcels fail the one-bath-per-bedroom test. 11206 is the worst at one and a half baths short, on five bedrooms in 3,650 sq ft — the tightest space per bedroom on the street. 11410, 11850, 12605, 12619, 11128 and 11324 each fall half a bath to a full bath short.
Two parcels carry no plat name at all. 11550 and 11580 sit in the same 07232856 roll section as the Metcalf Park parcels, but no subdivision is filed against either. Every other parcel on the road carries one.
11550 and 11580 are not the only roll anomaly. 11316 and 11340 differ by ten cents a foot on 2,263 sq ft of separate floor area, and 11026, 11356 and 11580 all land within $1.43 of each other on three different house sizes.
Build year separates almost nothing here. Of the eight years that appear twice on this boulevard, seven pairs have the smaller house carrying the higher rate. The exception is 1996: 11536 at $593.3 against 11332 at $448.5.

What this page is not
- It is not a listing set. No parcel here is described as for sale.
- It is not an appraisal. Every figure is the county's just value for its own tax year.
- It does not confirm dock, seawall or boating access for any parcel.
- It does not reconcile the water assignment with the distance field, which disagree on the northern three parcels.
